How BNG works

What is BNG?

BNG stands for Biodiversity Net Gain. Any development in England is required by law to deliver a BNG of 10% to support the natural environment. It means that developers must enhance or add to natural habitats to improve biodiversity.

On-site vs off-site

In the first instance, developers should deliver BNG by enhancing biodiversity within the site of the project. If it’s not possible to achieve BNG on-site, it can be fully or partially arranged on other land, including through the process of buying managed units. That’s where we come in.

Why location matters

While you can buy BNG units anywhere in the country, it’s more cost-efficient for them to be nearer your development. The government puts more weight on biodiversity projects in or near the same Natural Character Area. We currently operate nature restoration sites in Devon, so building developments here will benefit the most from our BNG units.

Up to 2x the cost

Developers buying units outside their neighbouring National Character Area must purchase twice as many units to meet their target.

We understand that navigating statutory metrics, spatial multipliers, and 30-year obligations can be complex. Here are the answers to the questions developers ask us most.

We aim to issue all quotes within 5 working days. To speed things up, share your ecologist's metric alongside your enquiry.

Your ecologist will need to baseline your site to confirm your shortfall. If you don't yet have one, we can point you in the right direction – just get in touch.

As early as possible. Ideally at the point you know your shortfall or BNG requirement, so unit availability and costs can inform your planning strategy from the start.

Yes. We can supply units to developments outside of our local character areas, though spatial multipliers may apply, meaning you may need more units to achieve your required gain. We'll explain this clearly in your quote.

As the landowner, we have a vested long-term interest in the success of every site. We are legally bound through our Section 106 agreement to maintain the habitat for the full 30-year period, with LPA monitoring in place throughout. Any improvements required are our responsibility – not yours. This is a key distinction from on-site delivery, where a developer retains their own 30-year obligation even after disposal.

We maintain and manage the habitat bank to achieve the targeted habitat score as outlined in the Habitat Management and Monitoring Plan (HMMP). Annual monitoring is carried out with reports submitted to the LPA to demonstrate ongoing compliance.
